St. Johns County Clerk of Courts warns against deceptive mailer charging for official records

April 11, 2023St. Johns County Clerk of the Circuit Court and County Comptroller is warning property owners about a fraudulent letter being mailed to county residents that looks like it’s coming a company claiming to be the county deed recorder.
The letter informs residents that their home’s current warranty has expired or may be expiring and has a check on the top marked ‘County Deed Records’ and ‘Renewal Fee Voucher.’
The document also suggests that the company is connected with the mortgage company of the property owner.
In Florida, the Clerk of the Circuit Court and County Comptrollers are the Constitutional offices that record official documents such as deeds and mortgages. The St. Johns County Clerk of the Circuit Court is not associated with this company and does not issue home warranties.
